Holding deposit
To reserve a property we will require a payment equivalent to one weeks rent. This rent will not be repaid in the event the tenant withdraws from the application to rent, provide incorrect, or misleading information during the referencing process, fails a right to rent check or fails to sign the tenancy agreement within 15 calendar days, or alternative date if mutually agreed in writing.
Security deposit/bond
A security deposit equivalent to 5 weeks rent will be required. This will be held as security for default or damage during the term of the tenancy.
Amendments to contract
A cost of £50 will be charged to the tenant if amendment is required to legal documents.
Change of sharer
A charge of £50 will be made if there is a change of sharer during a tenancy. This cost covers referencing of the incoming tenant, contract, right to rent checks(if required) and deposit registration.
Lost keys.
In the event tenants lose their keys they will be charged the cost of replacement keys. If the services of a locksmith are required the tenant will be responsible for those costs. We will apply a charge no greater than £50 for our time in organising.
Early Termination
The tenant, in wishing to end the tenancy early will be responsible for payment of the outstanding rent to the end date of the tenancy. In addition they will be responsible for any associated fees incurred by the landlord in finding replacement tenants for the property.
Pet Enhancement
There will be an increase in the advertised rent of £25 for any pets allowed into the property.
